The 2nd Annual Great NZ Tee Off Singapore is back bigger and better in 2024! New Zealand Tax Update - By Des Trigg |

Politicians, particularly Prime Ministers, are always a target for news-grabbing headlines. Recently, NZ Prime Minister Christopher Luxon sold his Wellington apartment and moved into his official residence, Premier House. The headlines read: “PM makes capital gain of $180,000—avoids tax of $70,000.”
The calculated $180,000 (reported by the media) ignored the renovations made since the original purchase, as well as land agent commissions, legal, and conveyancing fees, all of which would have impacted the final gain. However, the headlines bring attention to an important issue for returning expats and business migrants when investing in NZ residential real estate.
While NZ still does not have a capital gains tax per se, the sale of residential property within 2 years of purchase does attract income tax under the Brightline rules. The 2-year period was previously 10 years under the former Labour government (which would have captured the PM), but the National coalition promised to return the ownership period to 2 years in its pre-election (2023) commitments.
A property that is one’s main home (the place in which a taxpayer has the greatest connection as a “home”) is excluded from the Brightline test.
